Four Corners is the only community in Florida that sits in four counties at once — Lake, Orange, Osceola and Polk — and it more than doubled between 2010 and 2020. For lawn care, that means the rules depend on which side of a county line your house is on.

Local guide to lawns in Four Corners

Why does your county matter so much here?

Four Corners grew from 26,116 residents in 2010 to 56,381 in 2020, spread over about 51 square miles where Lake, Orange, Osceola and Polk counties meet. There is no city government; each home follows its own county’s ordinances and its own water management district. Two neighbors a few streets apart can have different watering days and different fertilizer seasons.

Here is how the rules line up, as checked on October 7, 2026:

  • Lake County side: St. Johns River district, Phase III order — odd addresses Saturday, even Sunday, never 8 a.m. to 6 p.m. Unincorporated Lake County bans nitrogen and phosphorus fertilizer from June 1 to September 30.
  • Orange County side: Orange County bans nitrogen and phosphorus fertilizer from June 1 to September 30, asks for at least 65% slow-release nitrogen the rest of the year, and keeps fertilizer 25 feet from waterways. Which district sets your watering days depends on the address, so we confirm it with the district before programming a controller.
  • Osceola County side: South Florida district, two days a week — odd Wednesday and/or Saturday, even Thursday and/or Sunday, never 10 a.m. to 4 p.m. No summer fertilizer ban, but none during storm watches or warnings.
  • Polk County side: Southwest Florida district, Modified Phase III through March 31, 2027 — one day a week by the last digit of your address. No summer ban, but none when more than 2 inches of rain are likely within 24 hours.

Before we set a fertilizer program or an irrigation schedule, we look up your parcel’s county and match it to the right rule, so you are not following one meant for the subdivision across the road.

What lawns deal with here

Four counties, different rules

Fertilizer blackout dates and watering days change at county lines.

Fast-growing area

Lots of new construction means lots of young sod and builder-grade beds.

Sandy, fast-draining soil

Water and nutrients move down quickly, so deep watering and slow-release feeding work better than heavy doses.

HOA and design rules

Most Four Corners subdivisions have their own HOA or community development district with landscape standards. Tell us which one you are in and we follow its rules for work hours, plant choices and curb appearance.

Common questions

Questions from Four Corners homeowners

Why do Four Corners addresses follow different rules?

Four Corners is where Osceola, Polk, Lake and Orange counties meet, so watering days and fertilizer rules depend on which county your address is in. We check the county and the water district before the first visit.

How do I know which county my Four Corners home is in?

Your property tax bill or the county property appraiser’s website shows it. Your ZIP code alone is not enough, because some ZIP codes cross county lines. Give us your address and we check it before we plan anything.

Can my lawn be fertilized in summer in Four Corners?

It depends on the county. On the Lake and Orange sides, nitrogen and phosphorus are banned from June 1 to September 30. On the Osceola and Polk sides there is no summer ban, though weather limits apply. We plan your program by county.

Why are my watering days different from my neighbor’s?

Four Corners is served by more than one water management district, and each sets its own schedule. A home on the Polk side waters one day a week by address digit; a home on the Osceola side has two days a week. Check the district that covers your address.

My new Four Corners home has builder landscaping. Where should I start?

Start with the irrigation coverage and the mowing height, because young sod depends on both. Then fill in the beds and add mulch. Bigger design changes can wait until you know how the yard handles a full summer.
